Do I have to renovate to sell in San Diego?

No. Plenty of homes sell as-is every month, especially when they're priced for their condition. Renovating is a choice about return and timing, not a requirement — the assessment above is meant to tell you which side of that line you're on.

What renovations actually return money here?

Typically the cheap, visible ones: paint, landscaping, lighting, deep cleaning and staging. Focused kitchen and bathroom updates can pay when you have the time and the budget to do them properly. Full remodels, roofs and windows rarely return their cost at sale — buyers price those in as credits. Ranges we quote are typical for the area, not promises.

Can Eddie do the work?

Sometimes. Eddie Fonseca is a licensed General Contractor and can walk the property, scope the work and give an honest read on what's worth doing. Whether his team does it depends on scope and schedule; there's no obligation either way, and you're free to get other bids.
