2. Federal Fair Housing Act — Protected Classes

The Federal Fair Housing Act (42 U.S.C. §§ 3601–3619) prohibits discrimination in housing based on the following protected characteristics:

3. California Additional Protected Classes

California's Fair Employment and Housing Act (FEHA) and the Unruh Civil Rights Act provide additional protections beyond federal law. In California, housing discrimination based on the following is also prohibited:

  • Marital status
  • Sexual orientation
  • Gender identity and gender expression
  • Source of income (including housing vouchers / Section 8)
  • Ancestry
  • Age (40 and over)
  • Medical condition
  • Genetic information
  • Military or veteran status
  • Immigration status
  • Primary language

4. What Fair Housing Means in Practice

In our real estate practice, we are committed to:

  • Showing all available properties to any qualified buyer regardless of protected characteristics
  • Providing the same level of service and information to all clients
  • Not steering clients toward or away from any neighbourhood based on its demographic composition
  • Not making, printing, or publishing any statement that indicates a preference, limitation, or discrimination
  • Providing reasonable accommodation to persons with disabilities
  • Advertising all properties to the broadest possible audience

5. Reasonable Accommodation and Modification

We are committed to working with persons with disabilities. Upon request, we will:

  • Provide information in an accessible format
  • Make reasonable accommodations in our services to ensure equal access
  • Assist with scheduling viewings at accessible properties
  • Refer clients to resources for information about accessible housing modifications
