Know Before You Buy
Otay Ranch sits in San Diego County's South Bay Mediterranean climate zone. Fall Santa Ana wind events bring hot, dry, low-humidity conditions that elevate regional fire weather risk.
Portions of Otay Ranch, particularly areas near the Otay River Valley preserve, are mapped in "very high" and localized "extreme" wildfire threat zones. Chula Vista sits downstream of the Savage (Lower Otay) Dam and Sweetwater Dam, so dam-inundation zones exist along portions of the Otay and Sweetwater River channels.
The City of Chula Vista requires an annual short-term rental permit, with the permit number shown in ads and the business license posted in-unit, and limits hosts to their primary residence plus one non-primary property, for a maximum of two STR permits per resident. Individual Otay Ranch HOAs may separately restrict or prohibit rentals under 30 days through CC&Rs regardless of city permitting.
SR-125 through the area is a tolled expressway segment.

Otay Ranch Town Center opened October 27, 2006, and is managed by Brookfield Properties, formerly General Growth Properties. Newer villages, including Millenia (Village 8 West) and Côta Vera (Village 8 East), have continued build-out into the mid-2020s with builders such as Lennar, Shea Homes, KB Home, Meridian Communities and Cal West.
